The £1.3m reinstatement of 4 Jubilee Court brings to the market the largest modern industrial or warehouse unit at Hillington Park for some time, with strong occupier interest expected.
Julia Cheung Buchanan, Senior Development Manager at Frasers Property United Kingdom said: “The previous tenant operated a telecoms switch centre and had made significant alterations to operate their business. Our plan was principally to reinstate the 30 year old building to its original specification but the quality of the works has been so good that the building now looks like a new build.”
Improvements to the building included cladding replacement and recoating, a renewed warehouse floor surface, new sectional overhead loading doors, fully refurbished offices, new LED lighting throughout and services upgrades including the removal of gas heating and the installation of air source heat pumps. The EPC rating has improved to A+ from its previous rating of D.
Julia added: “The whole project was a real collaboration between Frasers Property and our building contractor – Advanced Building Contractors; building surveyors and CDM principal designers – EPC Associates Ltd; civil and structural engineers – Clyde Design Partnership, and our M&E consultants – DSSR Ltd. The quality of work is outstanding and the energy performance of the building will be much better now than it was when it was originally built, and that is testament to the whole team.”
